PLANS for a major new industrial estate off the A38 have been lodged with Cornwall Council.
Builder Pearce Fine Homes is behind the plan for the site off the Twelvewoods roundabout at Dobwalls.
As well as office suites and industrial units, the new estate would include an office building for Pearce itself.
The idea is to provide sustainable employment in a community in which Pearce have constructed dozens of new homes, say the developers.
The development proposes small office suites in a two-storey block along the old A38 road into Dobwalls.
This building will appear as two-storey on the road side with level footpath access to parking, but with the lower floor being dug into the slope, it will only be single-storey from the estate’s car park area.
A separate smaller two-storey office building, with communal reception facilities for the whole site on the ground floor, is proposed for the western end.
On the corner of the site nearest the roundabout, Pearce proposes its own office building, with an attached storage facility. The building will be cut into the landscape and appear as single-storey from the A38.
The northern part of the site, that runs parallel to the Dobwalls bypass will contain a single-storey building backing onto the A38 containing eight small industrial units, with an ‘L’ shape industrial building containing three further units at the eastern end of the site.
Three further single-storey units are proposed.
The development will provide a total floor space of 3207 square metres.
The smaller offices would available for rental individually or together.
In total 113 car parking spaces are planned.
So far it is not known how many jobs are envisaged, nor how much the development will cost.
Local parish councillors have not yet discussed the proposal, which was filed only last week.
