The second phase of a new housing development at Dobwalls is set to be considered by Cornwall Council’s planning department.
Wainhomes has already started building the first phase of its development at Lantoom Meadows, off Duloe Road, in the village.
Permission was given in 2014 for the first 62 new homes at the site. Now the developer has submitted an application for 48 further houses, of which a quarter will be for ‘affordable’ rent or purchase.
Dobwalls and Trewidland Parish Council had objected to the first phase of the development, in part on the grounds that in 2015 Wainhomes reduced the number of affordable homes in the scheme.
The council also felt that the new homes would bring an increase in traffic using the already busy Duloe Road.
Now as part of the next phase, the developer intends to create a new access road between the site and the main road into Dobwalls from Moorswater and Liskeard (the former A38), which it says will help alleviate current congestion on the Duloe Road.
The plans also include a play area, a drop-off point for Dobwalls Primary School and a footpath between the residential development and the school.
As part of a Section 106 agreement between Cornwall Council and Wainhomes to support the provision of local school places, the developer will be required to make a minimum contribution of £2,736 for each open market home of two bedrooms or larger on the site.
