PLANNERS have given the go-ahead for 13 new homes to be built on land to the south side of Polperro Road in West Looe.

The scheme will involve the construction of 10 affordable homes and three for sale on the open market, as well as an extension to Tregarrick Road.

Members of Cornwall Council's East Sub Area Planning Committee were told on Monday that the proposed development offered a revised design to a previous one refused due to unsuitable parking arrangements and a lack of useable, private amenity space.

Council planning officers said the revised scheme overcame the previous reasons for refusal because a minimum of 50 sq metres of level, private rear amenity space was to be provided to serve each home along with shared spaces of approximately 60sq m and 50sq m to serve the flats.

Revised access and parking arrangements incorporating a shared pedestrian and vehicle surface would not prejudice highway safety.

Each house would benefit from two parking spaces while the residential apartments would have a single parking space.

Two parking bays would also be provided to the south of the shared surface, providing visitor parking for up to 10 vehicles.

The committee voted to support a recommendation that delegated approval be granted subject to the signing of a Section 106 Agreement ensuring the affordable homes remained so in perpetuity.

A Contaminated Land Survey showed that, in view of the site's

location close to two historic landfills, the ground could be contaminated.

Council officers successfully recommended the imposition of a condition to secure remediation of the land in the event of contamination being found.
