A DETERMINED developer has submitted the latest in a series of proposals for a plot on agricultural land near Liskeard.

Acquiro SW has asked Cornwall Council for pre-planning application advice over the construction of a 1.5-storey house on land south of Trevillis Park.

A planning application submitted earlier this year for a two-storey, four-bedroom detached house on the same site was withdrawn. The case officer at the time had advised that the house proposed in the summer was “too urban in design and character”.

The new proposal from Acquiro SW is for a smaller, 1.5-storey house with loft bedrooms which would be subservient to the other buildings nearby, says planning agent EJFP Planning. Stone cladding and a slate roof would better reflect the rural character of the site, and would mean that attention would not be drawn to the building when viewed from the south, says the agent. In his response to the pre-planning application, Cornwall Council officer George Shirley writes: “The proposal differs from the earlier withdrawn application on the site which was for a large, executive style home.

“In contrast, the proposal represents a more modest and simple style of property, not unlike a barn conversion.

“In principle this seems like a reasonable approach which should sit better in this rural context.”

The planning officer has encouraged the applicant to continue with a full application, saying that the proposal is “well thought out and addresses previous concerns”.

Andrew Lopes, who is a partner in Acquiro SW, has previously had four schemes for housing developments of various sizes on land south of Trevillis Park rejected, three of which were dismissed at appeal.
