A DEVELOPER hoping to build 28 new homes must demonstrate that the extra traffic can be safely accommodated, says Cornwall Council.

Galliford Try want to create the houses on a 17 acre greenfield site off Lankelly Lane in Fowey.

The developer is currently in pre-planning discussion with the local authority prior to submitting a full planning application.

The Council was ‘generally supportive’ of an earlier proposal, submitted in 2013, for an affordable-led development at the same site, says the applicant.

The Highways department has raised several issues of concern which would need to be addressed within a full application.

Chief among these is the need to demonstrate that Lankelly Lane can safely accommodate the increase in traffic movements. The developer will also have to show that safe pedestrian access to and from the site can be created.

The Highways officer said: ‘Much of the lane is narrow, with limited inter-visible passing. This will result in vehicles…having to perform reversing manoeuvres, in parts, for a considerable distance. Improvement is required.

‘It is not clear that safe and suitable pedestrian infrastructure can be provided in the confines of the highway on Lankelly lane.’
